New gated community in Isgoyska Mirinaayo

A lot of xaafads similar to these are popping up in Xamar, I have seen a couple similar in Towfiiq (Yaaqshiid) and some other parts of Cabdicaziiz.
 
A 20x15 plot of land in this Karaan neighborhood is priced at over $80,000. With zero available rentals, property owners are converting their investments into two-story units to capitalize on the high demand for housing.
 
I'm not trying to be a negative nancy, but if houses are that close together, don't bother with windows because your neighbours can literally see into your house, if you try to 'treat' the windows, it affects the amount of sunlight you get.

Why not build upwards then? Into apartments? That's better for privacy. They'll probably try to market this as 'villas' and 'gated community' when it's basically ciriiri-ville.

They are trying to cut corners and make a lot of money without taking into regard what the customers deserve. I don't like that. This is what happens where there is no building code regulations.

Gated communities are good for diasporans who want to leave their houses unattended, but this weird ciriiri neighbourhood makes me sad for the people who will buy them. This is an opportunity for people with scruples, to build actual gated neighbourhoods, not this no privacy hellscape. At least don't have windows facing each other this closely.

80,000? I like the modern look(African standards) but I don’t know if I would pay that much. Crazy how inflated these prices for homes have gotten over the years and this is probably a good price in todays market. My dad bought a few plots in xamar for a couple of thousand 7 years ago.

Couple thousand? They were in the far far outskirts if they were that cheap. Even back then.
 
One thing I’ll say is that the quality of developments in Somalia is shocking. Within Darussalam the homes that were built 3 years ago by property developers are already crumbling into disarray. Anyone building a house back home should hire a local builder and architect and do it themselves. Developers use the absolute worst quality finishes, especially for things that are hidden from the eye (pipes, cement, etc.). You’re paying for shit with a veneer of gold on top.

I agree. If you’re moving back home either build a proper standalone villa or an apartment building to rent out (especially if you happen to have a piece of land in a prime area of Xamar). I recognize the latter is a massive investment so of course many people won’t be able to afford it but these developments just are not worth it. Living like this is the worst of both worlds. You don’t have a private outdoor space nor are you able to rent anything out to make money. The whole appeal of moving back to Somalia from the west is having a plot of land where you can sit under the trees in the shade and enjoy yourself, not stay cooped up inside a glorified townhome.
 
Isn't mirinaayo where Hassan started his jabhad against Farmajo regime? Doesn't sound like a safe area to live since he will probably go back there after his term ends :francis:
 
Very safe and expensive area. Many famous MPs live there so it has high security.
I am not suggesting that it would be unsafe due to crime or terrorism, but moreso questioning if it will be the scene of politically-fueled battles in the future as it seems to have been in the past. Especially if a certain someone returns to power. Admittedly more of a fringe possibility though.
