It was around the Hassan sheikhs 2nd or third year(1st term), so not seven years ago actually. I never asked what part of xamar it was in, it must’ve been worthless since they decided to just build a masjid on it( not saying masjids are not better then homes). We have a lot land between lafoole and xamar though for dirt cheap but the value has been jumping over the last few years.

The thing about land is, it's obviously limited so once demand increases just a little bit, prices will rise and generally will continue to do so until some unforseen event such as war or disease that kills a lot of people. Not a surprise prices have been increasing, probably the best investment for the average person if they want to increase their wealth over time.

Facts, only problem about southern Somalia is getting legal paperwork is really annoying especially outside of xamars main districts.

If I’m being honest, the market is highly speculative and definitely overinflated but the city is surprisingly small considering its population and very very dense so I don’t see prices coming down anytime soon. Within the main districts (Western half of Wadajir to Cabdicaziiz) you’d be very lucky to find anything below $175,000 per plot in a decent part of the city, oftentimes with plots smaller than 20x20m. Parts of Hodan go in excess of $600,000 for 13x13m or even less, let alone closer to the airport. It’s a mess honestly.

I mostly agree but in places like Boondheere you can still get plots from $100k.

That is outrageous price's , some people must be loaded .

It’s crazy Wallahi. Mogadishu is more dense than most African cities but 250,000+ for 169 square meters with no services is insane. Somalia is a capitalist paradise. The freest market ever. I expect to see a large contraction in prices over the next decade or so, mainly within the “green zone” around the airport where land and rents are incredibly inflated due to foreign presence and investment. We’ll see what happens when the foreign aid well dries up.
